Purchasing real estate can be the largest single investment you will make. But time can be scarce when it comes to realizing this investment's full potential. Using a property management service provides the experience and expertise to ensure the largest return on a property purchase.  Being familiar with the Texas Property Code and local codes will also help ensure that all legal requirements are met.

 

What does a Property Manager do?


Property Manager is a person authorized by the owner to control a property, in the landlord's place.  This may include, but is not necessarily limited to:


1. Analyzing the market to determine the proper level of rent, with the objective of renting for the highest price, to the most qualified tenant, with the shortest vacancy period.


2. Advertising the home for lease, showing the home to prospective tenants.


3. Process rental applications from prospective tenants, including rental history verification, income verification, credit history, and background check to ensure the highest probability of procuring a good tenant for the property.


4. Consult with the owner to obtain final approval of tenant.


5. Execute Lease with tenant.


6. Collect rents each month, taking steps to secure the landlord's position in the event that rents are not paid timely. 


7. Managing repairs and upgrades to the home as appropriate and as desired by the owner.


8. Periodic property reviews for tenant compliance with the lease.


9. Management of lease renewals, including market review of current rents for the area.  


10. Management of tenant move-out, accounting for tenant security deposit, and make-ready for new tenant.

 

Rates vary depending on a number of factors; and are structured to be appropriate for the property.  A Leasing Fee is collected when a tenant is placed, and a management fee is charged as a percentage of collected rents thereafter.  We do not charge minimum fees when the property is vacant, nor are there extra charges for lease renewals or for overseeing repairs and renovation when needed.
